Active listings across the U.S. have risen by about 5.6% as of late Q3 2026—a notable shift for anyone navigating the current real estate landscape. After a quieter period earlier in the year, with annual growth slowing to just 2% in late Q2 (far below the 17% surge we saw a year prior), it’s clear the pace is picking up again for the third consecutive month. Yet, national inventory is still running just shy of pre-pandemic numbers: 1.16 million active listings, which is about 5% below the 2019 benchmark. With mortgage rates and long-term yields reaching two-year highs, we’ve seen demand cool, opening up a little more room for buyers to negotiate as the market eases into its slower season.
In my own work here in Boulder, I always recommend comparing the current number of active listings per 1,000 households with the averages from 2018–2019. It's the kind of local insight that helps families relocating make truly informed decisions. Having spent over 26 years guiding clients through shifting markets, I’m focused on listening first—and then helping you spot the opportunities that others might miss.
